8-07-2020, Upon arrival I was asked to look at the thermostat to verify if it works properly or not in heat mode. Put thermostat off the wall and tested it. Tested OK. Pull wires from behind thermostat and jump those wires out to verify heating works properly. Put wires back in place and thermostat back on the wall and tested in heating four times to verify system is not with intermittent issues. Ran system long enough to get the new smell out of the heat exchanger. Continued with my quality inspection on the cooling side. upon arrival I was asked to look at the thermostat to verify if it works properly or not in heat mode. Pool thermostat off the wall and tested it. Tested OK. Pull wires from behind thermostat and jump those wires out to verify heating works perfect properly. Put wires back in place and thermostat back on the wall and tested in heating four times to verify system is not with intermittent issues. Came out to perform AC maintenance on clients 3 systems, performed maintenance by checking motors, voltages, amperages, capacitors, drain lines, float switches, air purification, filters, delta t, contactors, refrigerant charges, washed out outdoor units with water hose, etc. etc.. while performing maintenance found that outdoor unit for upstairs south was completely blanketed with dogwood tree, let client know that this system will require more attention then the others and to keep an eye on it, also found that main living unit had 1” filters stack on top of each other to make a 5” filter, went ahead and pulled extra filters out and let client know that stacking of filters on top of each other is detrimental to system and that he would have to go with at least a 4” filter on this system. Spoke with client about our maintenance membership programs and client has chosen to think on it.

Came out to perform AC maintenance on clients system for home client just purchased, performed maintenance by checking motors, voltages, amperages, filter, duct work, drain line, float switch, delta t, capacitor, contactor, refrigerant charge, washed out outdoor unit with water hose, etc., etc.. while performing checklist found that system is operating within manufacturer specifications but that the compressor is showing signs of laboring and weakening due to its RLA are 16, and compressor is operating at 15.3A, also let client client know that the outdoor unit is not a heat pump and operates off of the old R22 refrigerant, please see checklist for details.

8-05-2020, Met with Mark and we went to the outdoor unit. Checked and verified the motor bearings are going out. The motor will come on but start squealing and vibrating. Recommend replacing the condenser motor along with dual capacitor. 50/7.5 µF capacitor is reading out of range. Checked the rest of the system and found the evaporator coil has animal for building up on the coil and filter does not fit properly in the filter rack. Also the platform is bowing and causing the system to sink slightly into the platform. System is in the closet. Customer is aware that system needs to be replaced but he’s not prepared at this time to replace the equipment. Also discuss pricing of the condenser motor with Mark and he mentioned that he is going to perform the repairs on his own. Thank you

Came out due to water leaking at vent in dining room, upon arrival performed service checklist by checking motors, voltages, amperages, drain line, duct work, delta t, capacitor, contactor, refrigerant charge, etc., etc.. while performing checklist checked primary drain line and it was clogged, performed drain line clean out and added isolation valve, as well as ss-1 float switch to secondary, also tested primary drain pan because client was worried that it may be leaking, tested primary drain pan by filling it with water and allowing at least 20 min water level never went down at all, tested unit for level unit is level. While continuing checklist found that the system is low of refrigerant, where the delta t looks good at 19° With the return air temperature being at 80° and the supply air temperature being at 61°, found that the charge was running at 1.1° sub cooling and superheat was at 31°, the data plate for the outdoor unit stats that it needs to be right at 7°, and the superhea

8-04-2020, met with customer Seth. He had mentioned he already performed a couple repairs on the equipment but could not get it going. I was able to diagnose the transformer was bad and needed to be replaced. Even though the system is 29 years old I was still able to get a system going until he’s ready to replace it. Replace the transformer and tested system. Found outdoor condenser head extreme amount of Cottonwood on the coil. Washed out the coil remove the leaves. Found head pressure high and recommended a pool and clean on the coil. He will let us know when he is ready for repairs or replacement. Return system back to normal use. Thank you

Came out for warranty blank thermostat, upon arrival found that the control board was not sending 24vac, checked all high and low voltages and found that all voltages coming into board were good but that that the board had a EES error which says the the float switch is engaged, check float switch and float switch is good, went ahead and jumped terminals for float switch with jumper and found the same thing, ore deemed board had Stephen pick it up and then meet me halfway so that we could get client cooling today. Met with Stephen then came back and replaced board, started up system in the cool mode system started right up and began cooling. System is operating with a 20° delta T with the return air temperature of 73° and a supplier temperature of 53°. System is operating per manufacture specifications.

Came out due to client has one duct that is not connected to plenum, upon arrival performed service checklist by checking motors, voltages, amperages, duct work, filter, drain line, delta t, capacitors contactor, refrigerant charge, etc., etc.. while performing service checklist climbed into attic and checked duct work and found that a lot of the worked is damaged and the insulation is starting to show a lot (see pictures in history) also found that the duct in question was not attached to the plenum, it looks like somebody extended the living area by closing in the patio and did not hook up the duct work due to no room on plenum. Came out to perform maintenance on clients 1 yr old system, upon arrival performed maintenance by checking motors, voltages, amperages, drain line, filter, duct work, delta t, capacitors, contactor, refrigerant charge, washed out the outdoor unit with water hose, etc., etc.. while performing checklist found that the flue pipe had had separated and fallen down into the attic, went ahead and reconnected then secured it to prevent carbon monoxide in home, replaced client provided filter, found that the duct work is not sealed, also found that the system is low of refrigerant, client would like to speak with home warranty to see what they will cover. Spoke with client about our maintenance membership programs and client has chosen to think on it at this time, also left client estimate on re-engineering ducting system to promote efficiency, whole home comfort, and longevity of the life of the system.

7-30-2020, upon arrival I was directed to the outside unit. Found that the bearings were going out on the condenser fan motor. Checked indoor system and found temperature split low. Performed a basic digital leak search and found leak in the evaporator coil. Customer is not interested in replacing the unit at this time. Customer only gave approval to replace the condenser motor with capacitor and add Freon. Added 3 pounds of Freon to achieve 20° temperature split across the coil. Replace condenser fan motor with one .6 A and Compressor with 20 A. 75 PSI suction pressure, 211 psi liquid pressure, 15° superheat, 5° sub cool. Noticed some rusting on the emergency drain pan. No float switch. Returned system back to normal use. Thank you

Came out to meet with manufacturer of brand new system to diagnose why the system refused to start up on start up, after further investigation replaced both control boards for the indoor and the outdoor unit to allow them to communicate with each other, than performed the QC by checking wiring, motors, voltages, amperages, overall seal of system, overall cleanliness of install, drain lines, float switch, surge protectors, air scrubber, refrigerant charge, etc. etc.. while performing QC found that I did need to adjust TXV, adjusted TXV to allow for more superheat and subcooling. System is now operating per manufacturer specifications, please see pictures in history to see refrigerant charge for today in 1st stage.

7-30-2020, met with Mary and discussed Concerns that she was having with her system. Talk to her about her variable speed two-stage system. Did mention that periodically your system will come on to remove the humidification out of the house. Also signed her up with a standard maintenance plan. She did mention she had an issue with the front right dining room area and not getting enough airflow. System is still within the warranty and I went ahead and adjusted some air to increase to that area. The rest of the system is functioning normal as designed. Thank you

Came out to perform Quality check on clients brand new system, upon arrival performed quality check by checking wiring, motors, voltages, amperages, drain lines, delta t, overall seal of system, overall cleanliness of install, refrigerant charge, etc., etc.. while performing quality check found that system looks great, is sealed up great, delta t and refrigerant charge look great with the system operating at a 20° delta T with the return air temperature being at 72° and the supply air temperature being at 52°. Came out due to client would like a second opinion on a diagnostic that he received from another company, upon arrival performed service checklist by checking motors, voltage, amperages, drain line, filter, delta t, capacitors, contactor, refrigerant charge, etc. etc.. while performing checklist found that system was double filtered, was able to show client how that affects the system, also found that the spot where they said it was leaking it was not. Went ahead and performed a electronic leak search and found leak in evaporator coil. Let client know that there were 3 options, client has chosen option 1 for now in hopes that it will get him thru to next year.

7-28-2020, signed up Mr. and Mrs. Welch with a standard club maintenance. Checked amp draw on blower motor with 4.04 A. Motor is variable speed. Sealed up system tight To reduce the air leaks for the designed system. Customer recently replaced air filter. Blew out drain line. System does have an 18° temperature split across the coil with 8° sub cool, 10° superheat, 136 psi on the suction side, 320 psi on the liquid side, washed outdoor unit. System is ready for summer. Also found that the new upstairs unit hangs higher than the downstairs unit and it does have a float switch but the float switch is higher in the drain line the the down stairs unit which does not have a float switch at all, recommend repiping upstairs drain line and then installing float switch lower than downstairs primary pan as well as adding float switch to down stairs unit to prevent water on ceiling in case of clogged drain line. Also recommend isolation valves in primary drain lines so that you can isolate each drain line for proper clearing of drain lines.

7-27-2020, i’m right on site to perform a quality check. Customer asked that we reduce the fan speed. I changed it from high to medium. Checked the charts to verify system is still cooling properly. 20° split across the coil, suction pressure 123 psi, liquid pressure 348 psi, 14.6° Superheat, 7° sub cool. I was also asked to verify the heat kit is not coming on because of a smelled he said they smelled. No heat strips are on in the indoor system is at 2.14 A which means the blower motor is 2.14 A. Return system back to normal use. Great job with the install guys!

Came out to perform maintenance on clients 2 systems, upon arrival performed maintenance by checking motors, voltages, amperages, capacitors, filters, drain lines, delta t, contactors, refrigerant charge, washed out outdoor units with water hose, etc., etc.. while performing checklist found that the drain line tied between the two units was clogged, performed drain line clear out with pressurized nitrogen, then reattached drain lines with rubber pipe connectors. Also found that upstairs unit was a little low of refrigerant operating at 28° superheat. Added 1.5 pounds of 410 a refrigerant system is now operating at 6° superheat. Since this evaporator coil is still under warranty went ahead and performed leak search and was not able to find a leak. Systems are operating per manufacturer specifications at this time please see checklists for details.

Came out due to inspector said that the delta t at grilles for down stairs unit was 8.3°, upon arrival performed service checklist by checking motors, voltages, amperages, filter, drain line, delta t, capacitors, contactor, refrigerant charge, etc., etc.. while performing the checklist found that the downstairs unit had a delta T of 13° at air handler with the return air temperature being 75° and the supplier temperature being 62°, upon arrival to the outdoor unit found that the system was low of R22 refrigerant reading 2° sub cooling and 40° superheat with a 29° evaporator coil. Added 3 pounds of R22 refrigerant, which brought the refrigerant charge to 8.6° sub cooling and 21° superheat with evaporator coil temperature of 37.8°, re-checked Delta T at air handler and found that it was 19° with the return air temperature is 74° and the supplier temperature at 55°. Came out due to system not cooling in daughters living area, upon arrival performed service checklist by checking motors, voltages, amperages, filter, drain line, delta t, capacitors, contactor, refrigerant charge, etc., etc.. while performing checklist found that even when I jumped call for green the control board would not send voltage to blower motor, luckily had OEM control board on truck and was able to replace it. Replaced it jumped green at air handler and blower motor came on and began blowing. Went ahead and went to thermostat to turn the system on in the cool mode and found that the outdoor unit came on but again the blower motor did not come on after further investigation found that the prong for g was bent and not plugging into base of thermostat, went ahead and and bent back and straightened prong, plugged it back into base and started up system in the cool mode, system started right up and began cooling. Came out due to system is just glowering warm air, upon arrival performed service checklist by checking motors, voltages, amperages, filter, delta t, capacitor, contactor, refrigerant charge, etc., etc.. when I spoke with client, client expressed concern that 2 rooms were warmer than the others, walked home with client to find out which ones they were. Once in attic found that system does have manual dampers, to not crest a major difference in any one room went ahead and shut down all other dampers by just a little to try and force more air to troubled areas. Let client know that what I wasn’t trying for a major difference but if it worked great and if it did not to let’s us know and then we can perform proper air balance. While performing checklist found that capacitor on outdoor unit was reading 0 of 35/5, let client know that the parts were under warranty, but the labor was not and that the price today includes labor for today as well as warranty process for performing warranty pape

Came out due to client had condensation coming down thru cabinet from closet unit, upon arrival unit was not leaking water, performed maintenance checklist by checking motors, voltages, amperages, filter, drain line, delta t, capacitors, contactor, refrigerant charge, washed out the out door unit with water hose. While performing checklist flushed drain line with a lot of water to see if it was leaking due to how it is tied to the plumbing, and it is not. Found that filter was very dirty, replaced it with client provided filter, found that client likes to keep home at 69° At night, it’s is my professional opinion that system leaked due to dirty filter and low temperature caused the unit to freeze up, let client know that filters need to be changed every three months at least, client said that she had not changed it since September of last year. Units are sized properly to themselves and living space.

Came out to perform maintenance, upon arrival spoke with client about our maintenance membership programs, and client has chosen to go with our silver maintenance membership. Performed maintenance by checking motors, voltages, amperages, drain line, float switch, filter, delta t, capacitor, contactor, refrigerant charge, washed out outdoor unit with water hose, etc., etc.. while performing checklist client showed me where the drain line for the unit was dripping under the sink, while investigating that found that the brass fitting was loose, tightened with wrench, and drain line stopped leaking, drain line is free of clogs. System is operating per manufacturer specifications, please see checklist for details. Spoke with client about our Air scrubber air purification system by Aerus, and client has decided to go ahead and have one installed into their system. Installed air purification system into the supply plenum of clients HVAC equipment.

Came out due two rooms are warmer then the others, upon arrival performed service checklist by checking motors, voltages, amperages, capacitor, filter, delta t, drain lines, duct work, refrigerant charge, etc., etc.. while performing the check list found that the trouble areas are on the low static side of the plenum which is not allowing for enough pressure to send air to these areas, solution would be to add manual dampers to living area, kitchen area, and small dining area, close them down a little bit to force more air to problem areas. Price to remove duct work, add manual dampers, reattach and seal duct work, including all materials and labor looking at a price of 630.00. 7/21/2020 Came out to add manual dampers to living area, kitchen, hallway and laundry room duct work, to allow for more air to media room and bedroom, as well as clear drain line for master suite unit. Came out due to system will not come on, upon arrival saw that the compressor was completely covered in ice, went ahead and checked filter and than blower motor, filter was put in backward and was being sucked thru, so I showed client how to put in the filter and than put arrows on filter access to remind client of which way the filter goes. However that was not the issue, after further investigation found that one of the blower motor bracket screws had come out of the housing and that because of that another of the blower motor brackets was broken need to replace OEM blower motor, will check parts warranty on system and availability of motor and capacitor Monday morning. Came out due to outdoor unit not running, upon arrival performed service checklist by checking motors, voltages, amperages, electrical connections, filter, drain line, delta t, capacitor, contactor, refrigerant charge, etc. etc.. while performing service checklist found that the outdoor unit was not getting call, after further investigation found that yellow wire to the out door unit was loose in wire nut at air handler, put back into wire nut and made sure it was tight as well as the other wires.
