Came out to perform prepaid heat maintenance on clients2 almost 4 yr old heat pump systems, performed maintenances by checking motors, capacitors, contactors, amperages, voltages, temperature rise, heat strip and heat pump heat, etc., etc.. systems are operating per manufacturer spec. Have noticed that systems do not have water safety switches or air sanitation and have let client know about these.
Came out because clients Trane 1050 communicating thermostat where as it would work thru the Nexia app on clients phone as soon as they touch the thermostat it would automatically reboot itself, client is cover under both their 10 year parts warranty through Trane and their 2 year labor Warranty through Comfort Masters. Upon arrival replaced 1050 stat with brand new one, set up thermostat as far as system settings, WiFi, time and date , but also there zip code to allow for the weather outside, 5 day forecast, weather radar and emergency alerts in their area. Tested operation thermostat and system are operating to call from thermostat.
Came out for a no cool on clients system, upon arrival found that the low voltage fuse had blown, went to work finding short, found short in the electric heat kits contractor, replace this warranty part. Put system back together started up system in the heat mode, system started right and began heating per manufacturer spec.
Performed 3 system cooling maintenance. Thoroughly washed condenser coils. Checked electrical wiring and connections. Inspected function and condition of contact and capacitors. Monitored refrigerant levels cleared primary drain lines. Found a few seperate issues. Upstairs unit had a bad capacitor with shorted terminals and was 2 lbs low on r 410a. Located leak at service cap of suction line the shader valve was loose. Tightened shader valve and leak has been eliminated from service valve. Second issue was on the downstairs 17 seer 2 stage. Refrigerant was leaking at the common port located at the reversing valve. Tightened shader and leak was still present. So I removed abraded core and replaced it with a new core that was not defective and leak was eliminated added 6 lbs of r410a. It also had a weak capacitor operating outside unit manufacturer specs replaced both dual run capacitor. All systems are now cooling as intended per manufacturer specs.
System was not operational from a fire inside service panel on condensing unit. All electrical wiring and components inside panel were a total loss . I found 2 causes for fire caused by a influx of amperage excediding rating of wire . 1st was a 100% restricted condenser coils. 2cnd was improperly installed compressor wires at compressor. No terminals were used and only minimal wire was making contact. I replaced and rewired high and low voltage wiring. Replaced contactor, capacitor, and installed a hard start kit. Installed ends on compressor wires to make connections with compressor terminal per manufacturer specs. Washed condenser coils and started unit . System is operational and performing within manufacturer specs 1 year part and labor warranty on parts installed
Performed 2 system Angie’s list tune up on a lennox 4 ton and 2 ton gas systems thoroughly washed condenser coils inspected light, took amp draws on condenser fan motor, compressor, indoor blower motor. Checked run capacitor, inspected electrical system for signs of burning or loose connections. Inspected contactors for signs of burning or pitting. Checked primary drains for restrictions. Both systems are operating as intended
Installed 2 clear sky dm air scrubbers to help control particulates and odors in house
Performed AC tuneup clean condenser coil’s took amp draws on fan motor and compressor checked capacitor monitor refrigerant levels checked superheat and sub cooling clear drains inspected contactor for signs of burning up pitting
Replaced variable speed blower motor on 5 ton Trane air handler
