A few days ago we identified that the Trane compressor had failed. We return today and replace the compressor and Freon. Charge system according to manufacturer spec. Reprogrammed thermostat and connected to Wi-Fi. System is now heating properly. Thank you
Performed heating maintenance on Trane heat pump system
01-28-21, arrived on site to determine why the air handler was having issues. I was able to determine that there are two breakers to the 20 KW heat kit and one breaker has two set of wires going to it. The breaker panel is not labeled at all and the breaker itself needs to be isolated solely for the air handler and not a second piece of equipment. I was able to replace the capacitor to allow the blower motor to function better. Also noted large amounts of rust and age of equipment it is best recommended to replace the whole unit. Mr. Campbell is not ready at this time to replace the unit. System is operating at this time but no guarantees due to it having extra wires to the breaker. 01-18-21, Arrived on site to identify why the outdoor unit was freezing up. Upon arrival I found that the home warranty subcontractors had damaged the evaporator coil panel removing it. Also found with my digital leak detector there is a leak in the evaporator coil. We will check availability and warranty status on the coil so we can return to install it. 01-13-21, Arrived on site to look at their Rheem 17 year old, r22 straight electric/AC system. Found one disconnect off to the heat kit causing system not to heat properly. Also noticed large amounts of rust and deterioration on the indoor air handler. Evaporator coil had all the residue with rusty discoloration. Performed a basic digital leak search and found Freon leaking in the evaporator coil. Also found that the heat kit needs to be repaired /Replace. Due to the age of the system and it being an R 22 unit it is best recommended to invest in a new system. The unit is heating better than it was when I arrived but still needs to address the repairs. 12-02-2020, Performed fall maintenance on 5 ton heat pump Amana system. Customer mentioned that they had replaced the thermostat with an ecobee thermostat. Found that the ecobee thermostat was not properly programmed and set up for the high-efficiency Amana system. I had to re-wire and reprogram the thermostat so it would properly function in electric heat and regular heat pump mode. After performing the repairs I found that the Main breaker for the second stage heat kit had failed. We covered that under warranty and I picked up the part locally and returns to install. Verified the rest of the system is functioning properly as per manufacture specs. Thank you for giving us the opportunity to serve you.
12-01-2020, Arrived on site to try and indicate why the system is not heating properly. Went ahead and performed fall maintenance and found that the wire harness going to the emergency heat had come loose. I was able to resecure the wire harness. Had to update the Amana app. Went ahead and verified heat pump mode first and second stage, then verified electric heat first and second stage. System does have a 65° temperature rise. Also had to reseal the supply Plenum above the air handler due to air leaking. Mrs. Mitchell complained about the primary drain line is too close to the filter door. I had to cut and replace some PVC in order for it to clear properly so the filter can be replaced. Verified 15 KW heat kit has 60 A, blower motor at 4.15 A. No further issues Recorded at this time. Made some adjustments to verify heat kit was functioning properly with 36 A, 1.65 A for the blower motor, temperature split and temperature rise good. Adjusted indoor TXV for proper charge, verified system functioning properly and cooling and in heat pump mode. Returned thermostat back to normal Settings. 11-18-2020, arrived on site today to perform a quality check on system that we installed last week. This is an Amana system, 16 seer heat pump. Made some adjustments to verify heat kit was functioning properly with 36 A, 1.65 A for the blower motor, temperature split and temperature rise good. 11-18-2020, Arrived on site to verify why unit was calling for heat while in cooling mode. Found defective thermostat under parts warranty only. Replace the XR 624 thermostat for an XR 724 thermostat. Went through the Settings and programmed it for heat pump two stage. Signed customer on with our standard club maintenance. Contacted next year tech-support to try and set up Wi-Fi settings. We found out that there might be issues with their AT&T set up. Verified Thermostat does control regular heat pump, electric heat, and cooling. Performed first of two maintenance on the system. Performed the fall maintenance. Verified system does have a 48° temperature rise. No other issues with the system. Return t-stat back to normal use. Discussed search protectors with Wes and Mary. Came out due to blower motor will not shut off, upon arrival performed service checklist by checking motors, voltages, amperages, filter, delta t, drain line, capacitor, contactor, refrigerant charge, etc., etc.. While performing checklist found that the condenser coil was pretty dirty, spoke with client about bumping system up to a maintenance and client agreed. Washed out out door unit with water hose. Cycled system on and off three times and was not able to get blower motor to rein act issue and issue never presented itself. Educated client on our maintenance membership programs and client has chosen to go with our silver maintenance membership. System is operating per manufacturer specifications.
Came out due to new condenser fan motor (installed by someone else) is getting hot and then shutting down, which then whined up tripping breaker, upon arrival performed service checklist by checking motors, voltages, amperages, filter, delta t, drain line, capacitors, contactor, refrigerant charge, etc., etc.. while performing checklist found that according to data plate on condenser fan motor it needed a 15uf capacitor, and that the capacitor that was installed was a 20uf capacitor. Replaced capacitor with a 15uf and started up system, system I was operating with an 18° delta T with 76° coming into the system and 58° leaving system. Also found that compressor was pulling 18.2A of 18.3RLA, recovered just a little bit of refrigerant and was able to get compressor Amps down to 17.2, but that suction saturation temperature was reading 37° with the temperature in the house being at 76°, this indicates that the evaporator coil is clogged, so client does need to pay attention to suction line
Warranty/ came out due to fan not spinning, upon arrival performed service checklist by checking motors, voltages, amperages, drain line, delta t, capacitor, contactor, refrigerant charge etc., etc.. while performing checklist found that all breakers for system were in the off position, turned them to the on position, the turned system on and to the cooling mode, system is operating per manufacturer specifications.
