Replaced contactor on goodman straight AC system.
12-22-20, Arrived on site today to install to surge protectors, one for the outdoor unit, one for the indoor unit, also added a drip leg to the furnace to make sure that the system is up to code on the gas line. Tested and verified it is working properly and returned back to normal. Thank you for giving us the opportunity to serve you.
12-21-2020, performed the fall maintenance on one York gas system. Found a couple issues that needed to be addressed. We have an appointment scheduled to return tomorrow to address these concerns. The rest of the system is functioning normal and is ready for fall. Returned system back to normal use. Thank you
Performed system maintenance on Trane gas furnace
Came out due to system not cooling, upon arrival performed checklist by checking motors, voltages, amperages, capacitors, drain line, delta t, filter, coils, contactor, hard start kit, refrigerant charge, etc. etc.. while performing checklist found that the system was not running due to it had tripped on head pressure due to clogged condenser coil. Spoke with client about our maintenance memberships and client has chosen to go with our silver maintenance membership program, went ahead and finished maintenance and wash out outdoor unit with water hose from the inside out and then down, started up system allowed system to run for about 15 minutes then checked refrigerant and found that the charge and amp draws look good. System is operating per manufacturer specifications, please see checklist for details.
Came out due to client had condensation coming down thru cabinet from closet unit, upon arrival unit was not leaking water, performed maintenance checklist by checking motors, voltages, amperages, filter, drain line, delta t, capacitors, contactor, refrigerant charge, washed out the out door unit with water hose. While performing checklist flushed drain line with a lot of water to see if it was leaking due to how it is tied to the plumbing, and it is not. Found that filter was very dirty, replaced it with client provided filter, found that client likes to keep home at 69° At night, it’s is my professional opinion that system leaked due to dirty filter and low temperature caused the unit to freeze up, let client know that filters need to be changed every three months at least, client said that she had not changed it since September of last year. Units are sized properly to themselves and living space.
Came out to perform maintenance on client 9 yr old system, upon arrival performed maintenance by checking motors, voltages, amperages, capacitor, drain line, delta t, duct work, refrigerant charge, washed out outdoor unit with water hose, etc., etc.. while performing checklist found that the condenser coil was matted with what look like dogwood tree, performed through clean out with water hose, also client expressed concern that the master suite was a little bit warmer than the rest of the house, while in attic found manual dampers and was able to adjust the other dampers closed just a little bit to try and force more air into master suite. If that does do not fix it or creates another hot spot may need to move into an air balance for home. Also client showed concerns that the R/A grille in master suite was loud, was able to adjust louvers to get rid of the harmonics sound. Due to the condenser coil looking like it does I am definitely going to recommend out maintenance membership prog
6-08-2020, after visual inspection of system I found Freon love to perform digital leak search and found evaporator coil has a leak in the bottom middle area. This is an R 22 system. Customer approved adding Freon to the system. I added 3 pounds of Freon in resealed evaporator coil. System has a piston. Sub cool is 11° and superheat is 16°. 20° temperature split across the coil. Customer is not ready to replace system. Customer says they need approximately 1 to 2 months before ready to replace equipment. System does have a leak and there is no guarantees how long Freon will last. Thank you
Came out to perform AC maintenance on clients 18 yr old Trane gas heat heat system, as well as insulate p-trap one drain line per inspector, upon arrival Found that the drain line is on positive pressure and does not have a P-trap and that drain is operating properly. Performed maintenance by checking motors, voltages, amperages, delta t, drain lines, emergency drain pan, seal of duct work, refrigerant charge, washed out the outdoor unit with water hose, etc., etc.. please see maintenance checklist for details. Noticed while performed maintenance that system was low of R22 refrigerant was able to add 3 lbs R22 to system and bring the superheat down to 14°. System is operating per manufacturer specifications at this time.
