Came out for 2 system inspection due to client selling home and the inspector and brought up a few things, upon arrival went over list with client, then performed service checklist by checking motors, voltages, amperages, delta t, drain lines, capacitors, contactors, refrigerant charges, etc., etc.. while performing checklist found that the down stairs unit was a little low of R22 refrigerant, added three pounds of R22, system is now operating per manufacturer specifications, see checklist for details. Inspectors list was 1) the drain line for the downstairs system is not insulated at p-trap, went ahead and insulated it and a little bit further down the primary drain line. 2) insulation on line set doe not go all the way to the wall, went ahead and insulated the small distances of suction line for both outdoor units. 3) the thermostats can only be adjusted so far, these are parameters set by client and can be adjusted in thermostat settings. 4) down stairs outdoor unit is not level, o
8-11-2020, customer called in and requested that we install her new thermostat for her. Arrived on site and located the indoor unit and shut power off. Replaced thermostat with new thermostat and programmed it according to the type of system. Customer said she wants to program her own schedule for the day in her thermostat. Tested thermostat to verify it is functioning properly. Advise customer that the thermostat is not warranted because we did not purchase it. I advised her to go online and register her thermostat with Honeywell.
8-11-2020, Verified both drain lines were clogged and needed to be cleared. When ahead and unclog both drain lines in added drain pan tablets to both evaporator coil’s. Resealed system and returned back to normal use. Talked with Michael about a maintenance plan but he is not ready at this time. Advised him that clearing the drain line and adding drain pan tablets is not covered under warranty. Thank you
Came out due to upstairs unit not blowing, upon arrival performed service checklist by checking motors, voltages, capacitors, filter, drain line, delta t, contactor, refrigerant charge, etc., etc.. while performing checklist found that blower motor capacitor was reading 0 of 7.5mfd, replaced it, started up system in the cool mode, system started right up and began, please see checklist for details. System is operating within manufacturer specifications.
Came out to perform maintenance on clients 2 systems, upon arrival performed maintenance by checking motors, voltages, amperages, capacitors, filters, drain lines, delta t, contactors, refrigerant charge, washed out outdoor units with water hose, etc., etc.. while performing checklist found that the drain line tied between the two units was clogged, performed drain line clear out with pressurized nitrogen, then reattached drain lines with rubber pipe connectors. Also found that upstairs unit was a little low of refrigerant operating at 28° superheat. Added 1.5 pounds of 410 a refrigerant system is now operating at 6° superheat. Since this evaporator coil is still under warranty went ahead and performed leak search and was not able to find a leak. Systems are operating per manufacturer specifications at this time please see checklists for details.
Came out to perform prepaid maintenance on clients 2 Trane systems, upon arrival performed maintenance by checking motors, voltages, amperages, drain lines, float switches, cleaned filters, delta t’s, capacitors, contactors, refrigerant charges, washed out outdoor units with water hose, etc., etc.. please see maintenance checklist for details, systems are operating well within manufacturer specifications.
Came out for recall no cool on upstairs, upon arrival turned on system in the cool mode and system came right on and began cooling. Was not able to get it Reenact the issues, but whenever I changed out the contactors I was wondering why would I have to change both contactors at the same time and then when it started up on whatever day I was out here last I did hear the contactor chatter I spent some time to try to figure out why the contactors are chattering but it would not show itself, the only thing that I can for see it being is the control board that has a relay that is. chattering and won’t completely sit in the call for cool, Explain to the client that this is basically a shot in the dark, but is an educated shot in the dark and since the they have family coming out they want to the system up and running well by the time they get here so I’m going to go ahead and order a control board as well as the communicating tcont900 thermostat due to the fact that the client was telling me
Came out for upstairs unit is not cooling, upon arrival started checklist by checking motors, voltages amperages, delta t, etc., etc.. found that the outdoor unit was not running due to circuit 1 compressor contactor was not sending voltage thru on common circuit, having office checking for warranty and ordering part once we have them will have Tricia in the office call to schedule replacement of contactor. 6/9/2020 came out to change out the y2 contactor, replaced contactor, started up system in the cool mode, System came on everything and cooling in second stage, allowed system to run for a few minutes and found that system was a little low of 410 a refrigerant. Added 3 pounds for 10 a refrigerant with client approval system is now operating at 9° sub cooling and 22° superheat in high stage. Put system in test mode operation for first stage, And found the contactor two was not pulling all the way in to allow voltage to go through it, replaced it as well. Tested stage one cooling agai
Came out due to water leaking from mini split system in closet, upon arrival checked overhead mini split by checking filters, delta t, washing out outdoor unit with water hose, clearing out drain line with vacuum (see pictures due to drain line is a little hard to find). System is operating well within manufacturer specifications with a 20° delta T with the return air at 70° in the supply air at 50°.
Came out to perform Quality Check as well as install OEM low ambient control kit on clients brand new Trane 2 stage air conditioning with Gas furnace , upon arrival performed QC by checking wiring, motors, seal of system, over all cleanliness of install, Delta T which is at 18°, with the return air temperature at 65° and the supply air temperature at 47°, check charge ( picture can be found in history), surge protectors, air purification system, etc. etc.. Then went ahead and installed low ambient control kit per the book, left book with services facts in the outdoor unit with a label saying it was in there, also left stricter on the outside unit explaining that due to low ambient kit outdoor fan motor will click in and out depending on outdoor temperature. System is operating well within manufacturer specifications.
Came out to perform prepaid AC maintenance on clients 2-4 yr old Lennox systems as well as install Reme Halo whole house air purification system, upon arrival performed maintenances by checking wiring, voltages, amperages, filters, drain lines, delta t’s, refrigerant charges, capacitors, contactors, washed out both outdoor units with water hose, etc., etc.. systems are operating per manufacturer specifications. Installed Reme Halo to downstairs system by cutting hole in supply plenum, and then wiring it to its own transformer and wiring that transformer direct to high voltage coming into system. Filled out warranty registration card and gave to client so he could register Reme Halo for its warranty.
Came out due to both clients systems were having issues, upon arrival found that the upstairs system 824 thermostat was stuck in a white screen, performed reboot and system came on and began cooling at 20° delta T. This system is still under its two year labor warranty and there will be no charge for it. Upon arrival to down stairs unit found that system only had a 5° delta T and that the system was low of R22 refrigerant, added 5 lbs of R22 system is now operating at 15° sub cooling and 11° superheat. client waived option to have me perform a leak search but would like to have Don come out and educate client on upgrading system to 410a refrigerant.
4-28-2020, today I arrived on site to perform a two system one time spring special. I found downstairs evaporator coil has leak. Performed digital leak search and found leak in the coil. Also found outdoor condenser fan motor making a winding, ringing loud sound while running. Also found it low on Freon. Advised homeownerDue to the age of the system it is best to invest in replacing the unit. Upstairs unit is performing OK at this time. Emergency drain pan recommended replacing due to rust. Thanks

Came out to perform heat maintenance on client 2 Trane furnaces, upon arrival performed heat maintenance by checking motors, wiring, electrical connections, voltages, amperages, check ductwork for leaks, capacitors, temperature rises, etc., etc.. found that systems are operating well, but the downstairs system has a lot of air leakage at start collars. Client was close so I brought him in and showed him. Also noticed that client does not have any air sanitization, informed clients on products that we offer on air sanitization. Sealed up duct work at plenum, added Reme halo to supply side plenum, filled out warranty registration card for client.
