11-30-2020, Replaced warranty thermostat Trane II XL 1050, programmed it for heat pump and electric heat strips/AC. Tested thermostat to verify it is functioning properly. Dimmed the display so thermostat will not overheat. Thermostat is controlling heat and cooling mode properly. Set up thermostat for Wi-Fi but needs to get connected to the Nexia app. Zach is going to program the next year for the thermostat. I returned the thermostat back to heat mode at 70°. 11-06-2020, Performed pre-paid two system fall maintenance. Also found upstairs primary drain line was extremely clogged. Went ahead and unclog the drain line and continued my maintenance. Found upstairs gas line was a little loose and giving off slight gas smell. Went ahead and tighten it and re-test to verify no gas leak. All heating components functioning as per design. No issues with either system. Replaced both filters. Returned both systems back to regular program. Thank you
Came out to perform prepaid heat maintenance on clients 2 yr old system, performed maintenance by checking motors, voltages, capacitor, flame sensor, igniter, pressure switch, drain line, temperature rise, filter, etc., etc.. while performing maintenance found system operating per manufacturer specifications. Please see checklist for details. Spoke with client about upgrading clear sky air cleaner to air scrubber air purification system and client has chosen to think on it at this time.
Quality Check/ came out to perform QC on clients brand new 16 seer Amana system, performed QC by checking motors, amperages, duct work, plenums, delta t, drain line, emergency drain pan, gas line, filter, settings, seal of system, overall cleanliness of install, refrigerant charge, etc., etc.. Install looks great, and system is operating per manufacturer specifications at 19° delta T. See pictures in history of data plates, install, and refrigerant charge.
9-11-2020, Yesterday I found the variable speed motor/module had failed. Today I was able to pick up the motor module and return to install it. Parts were under parts warranty only. Customer cover the cost of labor. Installed the motor and tested system operation. System is functioning at this time. Return system back to normal use. Thank you
Came out due to outdoor fan not spinning, upon arrival performed service checklist by checking motors, voltages, capacitors, filter, drain line, duct work, contactor, refrigerant charge, etc., etc.. while performing checklist found that the capacitor on outdoor unit was reading 0/0 of 35/5mfd, replaced capacitor started up unit in the cooling mode and compressor did not come on. Found that compressor was in thermal overload, pulled compressor out of thermal overload with water hose. Once compressor was out of thermal overload started up unit in the cool mode. System is now operating per unit, please see checklist for details. Spoke with client about our maintenance membership programs and air purification
Came out due to system will not come on, upon arrival saw that the compressor was completely covered in ice, went ahead and checked filter and than blower motor, filter was put in backward and was being sucked thru, so I showed client how to put in the filter and than put arrows on filter access to remind client of which way the filter goes. However that was not the issue, after further investigation found that one of the blower motor bracket screws had come out of the housing and that because of that another of the blower motor brackets was broken need to replace OEM blower motor, will check parts warranty on system and availability of motor and capacitor Monday morning. Leaving invoice open for now with 1.5 billable hours. Pictures of data plates and blower motor wiring in history. Arrive to replace Trane ComfortLink ll XL1050 thermostat warranty. Removed old thermostat and installed new thermostat. Went through Settings to program thermostat for the system. We also set up the Wi-Fi to communicate with the weather and stuff. Tested thermostat and it is functioning properly. Return system back to normal use. Thank you
Came out for warranty co cool call, upon arrival found system to be low of refrigerant, added refrigerant to make sure it was not a restriction that causing it to look low, added 5 lbs 410a refrigerant and then the numbers starting looking less like a restriction, performed an electronic leak search and found leak in evap coil. Call manufacturer to find availability of coil, they show to have three in Arlington, which is not open to public but we are seeing what we can do to get coil anyhow, right now we have client penciled in for tomorrow between 1-5, system is cooling at this time.
4-27-2020, Today I performed a spring maintenance on one system. Checked to verify drain lines are clear, replaced filter, Verified 20° temperature split, wash outdoor coil, system is ready for the summer. Thank you

This is last visit for 1 yr maintenance program client has chosen to wait until the fall.
Came out to perform maintenance on clients ac system, upon arrival performed maintenance by checking motors, capacitors, electrical connections, wiring, voltages, amperages, refrigerant charge, delta t, duct work seal, filter, drain line, etc., etc.. found that blower motor capacitor was reading 7.4 of 10mfds, this is below 10% and below manufacturer spec, client opted to replace it, also client let me know that when the system is on and blowing air that it creates a knocking sound in the sink, was able to add a p-trap after tee to allow the water to force the air out of plumbing vent in attic, knocking at sink has gone away. Also showed client how to fill p-trap up with water in the months they are not using ac. System is operating per manufacturer spec. Client has chosen to go with silver maintenance membership.
Came out to perform a heat maintenance on clients 9Yr old carrier system, performed heat maintenance by checking motors, capacitors, amperages, voltages, wiring, electrical connections, duct work for proper sizing and making sure they are sealed, also checking heat rise, etc. etc. replaced client provided 20x25x1 filter. Performed carbon monoxide test throughout home to ensure that the CO is vent properly. System is operating per manufacturer spec.
