8-10-2020, arrived on site to look at the master bedroom unit. Found the master bedroom unit had low voltage issue with loose wires. I was able to repair the wires and get the system back up and running. Notice the outdoor coils were extremely dirty and recommended maintenance on both systems. Dana approved and I went ahead and perform maintenance on two systems. Both systems functioning within manufacturer spec. Main system is 18 years old and starting to show pressure/temperatures slightly out of range. Both units have 20° temperature split across the coil. Washed outdoor units. See additional sheets for details. Customer wants to pay half of the maintenance upfront and the other half when we come back for the fall. Thank you

Came out to perform AC maintenance on clients 3 systems, performed maintenance by checking motors, voltages, amperages, capacitors, drain lines, float switches, air purification, filters, delta t, contactors, refrigerant charges, washed out outdoor units with water hose, etc. etc.. while performing maintenance found that outdoor unit for upstairs south was completely blanketed with dogwood tree, let client know that this system will require more attention then the others and to keep an eye on it, also found that main living unit had 1” filters stack on top of each other to make a 5” filter, went ahead and pulled extra filters out and let client know that stacking of filters on top of each other is detrimental to system and that he would have to go with at least a 4” filter on this system. Spoke with client about our maintenance membership programs and client has chosen to think on it.

Came out for recall system not cooling again, upon arrival found that the new belt that I put in the system had broke, went and got another belt from the supply house and replaced it, before replacing checked pulley for any sharp spots that may have cut the belt and was not able to find any. Once I had belt on check for level and it is level. System is operating with an 18° delta T (79-61). Did check duct work above grid ceiling and found that all of it that I could see look to be in good condition.

Came out due to front office unit not cooling well, upon arrival went thru service checklist by checking motors, voltages, amperages, capacitors, drain line, contactors, delta t, refrigerant charge, etc., etc.. while performing check list found that A55 (4L570) belt was stretched due to dry rot and age, replaced it with the extra in the system. Also found that one of the capacitors were weak reading 3.8 of 5 mfd, replaced it. Please see the service checklist for details, system is operating per manufacturer specifications. Will get the extra belt and next time we are in the area will drop it of in the unit.
