Came out to perform AC maintenance on clients 3 systems, performed maintenance by checking motors, voltages, amperages, capacitors, drain lines, float switches, air purification, filters, delta t, contactors, refrigerant charges, washed out outdoor units with water hose, etc. etc.. while performing maintenance found that outdoor unit for upstairs south was completely blanketed with dogwood tree, let client know that this system will require more attention then the others and to keep an eye on it, also found that main living unit had 1” filters stack on top of each other to make a 5” filter, went ahead and pulled extra filters out and let client know that stacking of filters on top of each other is detrimental to system and that he would have to go with at least a 4” filter on this system. Spoke with client about our maintenance membership programs and client has chosen to think on it.

Came out for recall system not cooling again, upon arrival found that the new belt that I put in the system had broke, went and got another belt from the supply house and replaced it, before replacing checked pulley for any sharp spots that may have cut the belt and was not able to find any. Once I had belt on check for level and it is level. System is operating with an 18° delta T (79-61). Did check duct work above grid ceiling and found that all of it that I could see look to be in good condition.

Came out due to front office unit not cooling well, upon arrival went thru service checklist by checking motors, voltages, amperages, capacitors, drain line, contactors, delta t, refrigerant charge, etc., etc.. while performing check list found that A55 (4L570) belt was stretched due to dry rot and age, replaced it with the extra in the system. Also found that one of the capacitors were weak reading 3.8 of 5 mfd, replaced it. Please see the service checklist for details, system is operating per manufacturer specifications. Will get the extra belt and next time we are in the area will drop it of in the unit.

Came out to meet Fire Marshall to check smoke detector on new RTU, as well as perform first AC maintenance on system, upon arrival met with Fire Marshall and tested in duct smoke detector by spraying test smoke into smoke detector, it triggered smoke detector and turned off the unit exactly like it suppose to, performed reset and system started up directly after compressor protection delay. Fire Marshall stated that we have passed with flying colors but that the monitoring company had some work to do, we will not be held responsible for monitoring companies work. Had Marshall send email to info@comfortmastersdfw.com. Next went into performing maintenance by checking motors, voltages, amperages, drain line, filters, delta t, refrigerant charge on both circuits, etc., etc.. Please see maintenance checklist for details. System is operating per manufacturer specifications.

Came out to service 2 roof top units, one is coming on but the other one will not come on at all, upon arrival performed service checklist on both systems by checking motors, voltages, amperages, delta T’s, filters, drain lines, capacitors, contactors, refrigerant charges, etc., etc.. started with system that would not come on at all and found that it’s A48 belt was broken also found that it 4-16x20x2 filters were dirty, on the next system found that the filters were dirty, with client approval went ahead and replaced A48 belt and then left extra one in blower compartment, left extra A39 belt in Lennox system, and replaced all filters (4-16x20x2 per system 8 in all). Left estimate for bi annual maintenance w/ bi annual filter change and Bi annual maintenance w/ quarterly filter change, a picture of estimate can be found in history under pictures.

Came out to to fix pin hole leak in 3/8” condensate line from condensate pump, upon arrival found and repaired leak that was squirting water every where, then tested line for leaks and found that the 3/8 condensate line has little pin holes all over the place basically leaking as if it where condensation building on a glass of ice water. Need to replace entire line in order to do so it is going to take 2 people need to run new Line up an out of closet into grid ceiling then over women’s restroom to the pipe that it drains into.

Main downstairs unit was not cooling properly. Found all 3 units to be almost 100% restricted. Treated with foaming condenser coil cleaner, then thoroughly washed condenser coils. Monitored amp refrigerant levels on all 3 units . Took amp draws on compressors, condenser fan motors. Inspected primary drain. Replaced a 60*5 dual run capacitor and a 35*5 dual run capacitor. Insulated line set at outdoor unit. Unit by gate refrigerant smells burnt indicating possible compressor failure in near future.
